• Qualified Tenant Scoring

  Selecting the right Tenant can be an overwhelming task when you have multiple applications. To assist our Owners with knowing which Tenant is the most qualified, we have developed a qualifying formula. By using this proprietary system, all Tenants are scored to determine if they are qualified. The higher the score, the more qualified the Tenant. This system has reduced our eviction rate to under 1% annually.

• Negotiate Lease Term/Lease Preparation

  With over 30 years of experience, we have learned to recognize potential issues. When negotiating, we are working for the Owner's best interest. By understanding your financial goals, we can execute a lease to maximize your revenue stream.

  Lease preparation

  Our extensive knowledge of Tenant/Landlord Law assures you the lease is prepared in accordance with state and federal laws. We will adjust the lease expiration date to take into account the highs and lows of our rental market.

• Complete Move-in Inspection Prior to Occupancy

  As an Owner, you want to give your qualified Tenant a good first impression. We will identify any issues the Owner might need to address. Starting the tenancy off with a move-in ready property makes a good first impression for the new Tenant.

• Collect Security Deposits, Pet Fees and Monthly Rents

  Prior to getting their keys, Tenants are required to pay a security deposit, first month rent and pet fees (if applicable). This assures you that all funds have been received.

• Handle Maintenance Calls With No Markup Fees to Owner

  Henry Property Management does not believe in upcharging maintenance repairs. By adding an additional percentage to the maintenance bills, Owners might wonder did our property manager select the most expensive vendor or the most qualified? We only use licensed and insured vendors to ensure that your property is being handled by the experts.

• Monthly and Year End Statements

  Each month we will provide the Owner with a statement summarizing all monthly income and expenses. All invoices are available for your viewing 24/7 through the Owner Portal. You will be able to see the description of all work performed and know who handled the repairs. Total transparency assures that you are only paying for the invoice received from the vendor.

  Provide Year End Statements

  At the end of each calendar year, we provide our Owners with a year end statement. This statement summarizes all income and expenses, making filing taxes much simpler.
