Qualified Tenant Scoring

Selecting the right Tenant can be an overwhelming task when you have multiple applications. To assist our Owners with knowing which Tenant is the most qualified, we have developed a qualifying formula. By using this proprietary system, all Tenants are scored to determine if they are qualified. The higher the score, the more qualified the Tenant. This system has reduced our eviction rate to under 1% annually.
Negotiate Lease Term/Lease Preparation

With over 30 years of experience, we have learned to recognize potential issues. When negotiating, we are working for the Owner's best interest. By understanding your financial goals, we can execute a lease to maximize your revenue stream.
Lease preparation
Our extensive knowledge of Tenant/Landlord Law assures you the lease is prepared in accordance with state and federal laws. We will adjust the lease expiration date to take into account the highs and lows of our rental market.
Complete Move-in Inspection Prior to Occupancy

As an Owner, you want to give your qualified Tenant a good first impression. We will identify any issues the Owner might need to address. Starting the tenancy off with a move-in ready property makes a good first impression for the new Tenant.
Collect Security Deposits, Pet Fees and Monthly Rents

Prior to getting their keys, Tenants are required to pay a security deposit, first month rent and pet fees (if applicable). This assures you that all funds have been received.
Handle Maintenance Calls With No Markup Fees to Owner

Henry Property Management does not believe in upcharging maintenance repairs. By adding an additional percentage to the maintenance bills, Owners might wonder did our property manager select the most expensive vendor or the most qualified? We only use licensed and insured vendors to ensure that your property is being handled by the experts.
Monthly and Year End Statements

Each month we will provide the Owner with a statement summarizing all monthly income and expenses. All invoices are available for your viewing 24/7 through the Owner Portal. You will be able to see the description of all work performed and know who handled the repairs. Total transparency assures that you are only paying for the invoice received from the vendor.
Provide Year End Statements
At the end of each calendar year, we provide our Owners with a year end statement. This statement summarizes all income and expenses, making filing taxes much simpler.

30-DAY LEASE GUARANTEE

We guarantee we can find a quality Tenant for your home in 30 days, or the first two months of management fees are FREE!

Our conditions for the 30-Day Lease Guarantee:

Henry Property Management must have final say on the rental price and have the ability to make small adjustments. We will discuss the price with you before listing your property.
The property must be vacant.
Owner must allow up to two pets.
Henry Property Management must have all keys, garage remotes and mail box keys (if applicable) prior to beginning the 30-day Lease Guarantee.
The home must be move-in ready. The 30 days begin the date the home is move-in ready.

The last thing you want to do is have your home sit on the market for two or three months. Many Owners fear this may happen when renting their home. We want to put your mind at ease. We guarantee we will find the right Tenant for your home within 30 days or your management fees are waived for the first two months!

Our 30-Day Lease Guarantee must be included in your management agreement.

About Cary

Although Cary is the 7th largest city in North Carolina, many still consider Cary a bedroom community of Wake County.

Cary offers a variety of things to do:

The Cary Arts Center is the downtown hub of arts activity for Cary. Activities offered include the visual, performing and ceramic arts. They offer classes in Art, Clay, Glass, Metals and Jewelry, Sewing, and Woodworking. For performances, there is a 431 seat theatre.

With 80 miles of greenways, Cary is a bike friendly town.

There are several parks for hiking, biking, picnics or dog walks. The most popular are Hemlock Bluffs Nature Preserve, Umstead Park, Bond Park and The American Tobacco Trail.

Cary has several venues for outdoor concerts. The largest is Koka Booth Amphitheatre which hosts a variety of musical events from Paul Simon to Vince Gill to The North Carolina Symphony.

There are plenty of choices for sporting venues. Cary is home to the USA National Baseball Training Complex, Cary Tennis Park, SK8 venue and 3 golf courses (1 public and 2 private).

Cary hosts the Annual Lazy Days Arts and Craft Festival the last weekend of August. The events brings in more than 50,000 people every year to historic downtown to enjoy the unique shopping, food, kid’s world and live music.

The Raleigh-Durham International Airport is only 8 miles away and Research Triangle Park is just a 15 mile commute.
